              When reserving on-line, your reservation is confirmed only upon receiving an e-mail confirmation from King-Rhodes Rentals.

              King-Rhodes Rentals Policies and Rules

              King-Rhodes Rentals strives to provide you with an exceptional stay, free of hassles and stress. While your vacation is our main concern, understanding and adhering to our policies will guarantee your stay to be as fabulous as you dreamed it would be.

              Advance Reservations

              Advance Reservations can be made and are recommended, however rates and properties are not guaranteed. Rates and properties are subject to change without notice. Your credit card will be charged one nights lodging, plus taxes & fees at the time of confirmation. Full payment is required 30 days in advance of your arrival date. The advance payment is not a damage deposit.

              Age Requirement

              Customary policy is no reservations will be made to persons under the age of twenty-one. However, we understand extenuating circumstances may apply, please contact one of our reservationists for specific information. Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all funds paid. Reservations made under false pretense are null and void and check-in will not be allowed. Please contact a representative with any questions regarding this policy.

              Cancellation

              We will retain 25% of your booking or one nights lodging, which ever is higher upon cancellation.  If you cancel within 5 days of arrival the entire balance will be retained.

              Check-In, Check-Out Time

              Check-In is 3:00 P.M. or later. If you need an earlier check in please contact our office to make prior arrangements. Check-out time is no later than 11:00 A.M.

              Housekeeping Fee

              A housekeeping fee will be added to all reservations, regardless of the number of nights booked. The fee will vary depending on the size of the property. Upon departure, and to avoid additional cleaning charges, we ask our guests to:

              • Please wash the dishes and put them away,
              • Gather and take out the trash make sure the garbage can is not in the garage or carport, so the garbage company can visibly see the container,
              • Strip only the linens from each used bed,
              • Leave the property in a neat and orderly condition.
              • Please make sure the house is left secured so no one can enter the property without a key after your departure.

              Heat/Air Units

              We ask that you please use the units sensibly, by not turning the thermostats below 74 degrees in the summer. Turning the thermostat too low will not cool the house any faster; however, it might cause the unit to freeze up delaying in cooling the house and possibly requiring a service technician. Upon your departure, please leave the thermostat set to 80 degrees in the warmer months and 55 during the colder months.

              Late Arrivals

              For guests arriving after hours, you will need to come to the King-Rhodes & Associates office located at 249 Iroquois Drive, enter the door to the left-side of our entrance. Inside to your right will be a black mailbox, inside will be packets with the name of the guest on the envelope; included will be a map and keys to your unit.

              Internet Access

              Internet access is provided in some of our units by the owner and is complimentary. Users/guests may not use the internet access contained in or around the rental unit for malicious or unethical activity, including but not limited to anything that violates federal, provincial, or copyright laws. The guest that is listed on the reservation is ultimately responsible for the guest's/family member’s actions during the duration of their stay.

              Method of Payment

              We require 50% of your total bill to be paid at the time of booking.  The balance must be paid 5 days prior to checking in.  In the event you are booking within 5 days of arrival the entire balance must be paid in full.

              Minimum Night Stay

              All rates are based on a two (2)-night minimum for advanced bookings. Reservations can be made for less than two (2) nights at an increased rate and subject to availability and increased rates. Please contact one of our rental advisors with your exact dates.

              Townhouse Rules

              The Townhouse Association has very strict rules that must be respected i.e.: limited parking, no commercial vehicles, no towels hanging from balconies, garbage can retrieval, etc. Please contact one of our reservation representatives to insure compliance as most violations warrant a fine that the guest will be responsible for paying. Guests are not allowed access to the Townhouse Pools; however, they are allowed to use the community pools (Thunderbird and Omaha Centers) for a small fee.

              Noise Ordinance

              Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played at a sensible level. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying at the property need to depart from the premises.

              Owner’s Closet and Garages

              Most properties have interior locked closets that are off limits to guests. In addition, some garages are considered "owner storage" and are off limits to the guest as well. Violation of this policy will result in additional charges under the Property Damage agreement.

              Pet Friendly Property

              King-Rhodes Rentals offers designated pet friendly properties with a $50 non-refundable fee. Dogs (twenty-five pounds or less) are allowed at designated pet friendly properties only. While outside, pets must be on a leash at all times. A person with a pet must collect and properly dispose of all fecal matter. Any reservation made under false pretenses will be subject to forfeiture of any/all payments of rent and deposits, and the party will not be permitted to check in. If the party has already checked in, they will be evicted and subject to additional cleaning expenses. Pets are not permitted at the pools.

              Community Amenities

              As our guests we allow you access to our Community Amenities such as, pools, miniature golf, swimming beach, 2 skiing lakes, 5 other fishing lakes, parks, river access, and 2 championship golf courses. These amenities are not controlled or maintained by King-Rhodes Rentals therefore we cannot be held responsible for inconveniences resulting from these amenities.

              Property Damage

              In order to provide our guests with the best vacation possible, we ask that all damages and/or maintenance items within the property be reported upon arrival. Every effort will be made to correct items in a noninvasive, efficient manner. An active credit card is required to maintain the reservation and the integrity of the unit. By signing this agreement, you waive your right to dispute any charges that are made to your credit card regarding this policy. Non-billing stipulations include:

              • No damage to the property or theft.
              • No violations of rental or association policies.
              • Rental is left in a neat and orderly condition.
              • All garbage is removed from the house and placing it in the exterior garbage can.

              King-Rhodes Rentals will do everything within its means to notify you of impending charges; however, King-Rhodes Rentals reserves the right to bill the credit card for violations to the policy.

              Signature Form

              At the time of reservation, a booking form will be emailed to you. The second page is the "Signature Form"; this form can be submitted electronically, email or fax and must be received within seven (7) days of the booking date. You will receive a confirmation by email after receipt of the signature form.

              Smoking

              Smoking is strictly prohibited in all King-Rhodes Rentals. King-Rhodes Rentals reserves the right to bill the credit card on file for violations to the policy.

              Special Events

              Weddings and special events are permitted by making special arrangements in advance; please contact and our office reservationist for available properties. An additional deposit and/or fee may be required based upon the event and property.

              Taxes

              Arkansas sales tax varies and is configured according to each county. Taxes are subject to change and will be reassessed to each reservation. Guests are responsible for paying all applicable taxes in full prior to checking in.

              Trailers and RVs

              Trailers and RV's are not permitted at most of our properties due to homeowner associations and size. Also due to noise restrictions in some neighborhoods and resorts, motorcycles may not be permitted. Please contact a King-Rhodes Rentals representative for properties that allow them. Guest vehicles, trailers, and RV's are not authorized to park at our offices.
